1. Introduction

These terms and conditions govern your booking and stay at our property on the Isle of Skye. By making a reservation or staying with us, you accept these terms in full. If you disagree with any part of these terms, you must not proceed with your booking.

2. Definitions

  • Property: The accommodation and grounds provided for your stay.

  • Guest / You: The person making the booking and all members of their party.

  • We / Us / Our: The property management and owners.

3. Bookings and Payments

  • Acceptance: Confirmation from us, after payment has been received.

  • Payment Methods: We accept payments via Stripe, credit card, or debit card as outlined during the booking process.

4. Minimum Stay Policy

All reservations are subject to a strict minimum stay of 4 nights. Bookings for a shorter duration cannot be accepted.

5. Check-In and Check-Out Times

  • Check-In: Available from 3pm onwards on your day of arrival. Please inform us of your expected arrival time in advance.

  • Check-Out: Must be completed by 10am on your day of departure to allow time for cleaning and preparation for incoming guests. Late departures may incur an additional fee.

6. Cancellations and Refunds

  • By the Guest: Cancellations must be submitted in writing via email.

  • Cancellations made more than 30 days before arrival will receive a refund of any monies paid less bank fees.

  • Cancellations made within 30 days of arrival are non-refundable, and the full balance remains payable.

  • By Us: In the unlikely event that we need to cancel your booking due to unforeseen circumstances or safety concerns, we will offer a full refund of all monies paid. We accept no liability for any incidental expenses incurred.

7. No Smoking and Vaping Policy

  • Smoking, vaping, and the use of e-cigarettes are strictly prohibited inside all indoor areas of the property.

  • Any violation of this policy will result in an immediate cleaning fee of £100 and may lead to the termination of your stay with immediate effect, without any right to a refund.

8. Dogs

Well behaved dogs by prior arrangement (max of 2) by prior arrangement.

9. Guest Responsibilities and Damages

  • You agree to treat the property, its contents, and its grounds with care and respect.

  • You must report any accidental damage, breakages, or maintenance issues to us immediately so they can be addressed.

  • You are financially liable for any damage caused to the property or its contents during your stay, fair wear and tear excepted. We reserve the right to charge your payment card for the cost of repairs or specialised cleaning required due to misuse.

  • Excessive noise, anti-social behavior, or parties are not permitted and may result in eviction without refund.

10. Limitation of Liability

  • We accept no liability for any loss, damage, or theft of personal property belonging to you or your party during your stay.

  • Vehicles parked on the property are left entirely at the owner’s risk.

  • We are not liable for any disruptions or inconveniences caused by events beyond our reasonable control, including severe weather, utility outages, or local road closures.

These terms and conditions are governed by and construed in accordance with Scots law, and any disputes relating to these terms will be subject to the exclusive jurisdiction of the courts of Scotland.
